As best summarized by member (& ZBA Chair) Bruce Hunchard, basically you (the Town) is better off waiting for a developer to come forward and work together on a 40R than to create a 40R district or overlay zone. Or do like Shrewsbury did, solicit proposals for 40R and pick a developer to work with on a specific proposal. This effectively restates what Mark Bobrowski discussed during his presentation.
