Hey everyone, it's Jack with another tip Tuesday and this week I'm going to answer the hard question is real estate investing hard?

::

And the answer is yes, yes, it is, and I'm going to go into a little detail here on why I say that.

::

No matter what you're trying to do, whether it's fixed and flipping or wholesaling, or just buying rental properties, we are still looking for that elusive deal.

::

So, let's start at the very beginning and we're just going to focus on that aspect where we're going to be hunting for that property.

::

And let's going to use the old adage of sending out direct mail and direct mail is something that still works today, and I'm not going to say anything bad.

::

We still do it.

::

let's say you're sending out:

::

People giving you a phone call.

::

Sometimes you might see up to 3%.

::

But two of those 3 percent are telling you to screw off and.

::

Pound sand and take you off their list.

::

So out of that thousand pieces of mail you might have 10 people that might want to talk.

::

To you so you start returning those phone calls, you're going to call them one at a time.

::

Going down the list, and it's important to call them back as fast and as quick as possible, and you're going to find most of them are just kicking the tires, not really interested in selling a property, they're just interested in how your process.

::

Works and what you're trying to do and what you're trying to accomplish.

::

And heck, maybe some of them are even just looking for a nice chat.

::

So out of those ten people you might find 1.

::

One that you're going to go out to.

::

Take a look at, talk to them and face to face in person, and that person may sell to you.

::

May not.

::

The odds are against you.

::

Let's face fact.

::

out even more mail than just:

that we might be sending out:

::

So now we're talking about:

::

But yeah, real estate investing is hard, especially when you're looking for that deal.

::

And it even gets harder when you start negotiating and you start to dive into the project and get your hands dirty.

::

So, I'm going to end it there.
