Speaker:seam metal roofing systems.
Speaker:And I know that you guys are going to be super excited to learn about
Speaker:this type of roofing system, because it is one of the most popular
Speaker:roofing systems that homeowners are really, really investing in in 2022.
Speaker:So Jill welcome.
Speaker:Hi, nipple it really excited.
Speaker:Love to talk about metal roofs.
Speaker:We get questions about metal roofs all the time.
Speaker:So this is going to be a of.
Speaker:I know, I know it can't wait.
Speaker:So, you know, for our audience.
Speaker:So you know, they might have heard something here and there.
Speaker:Maybe one of their neighbors got, a standing seam metal roof, but let's really
Speaker:just dumb it down for it for everybody.
Speaker:And let's, you know, let's educate them on, you know, some of the advantages
Speaker:of a standing seam metal roof.
Speaker:And also, you know, let's, first of all, let's start with like the basics.
Speaker:Let's start with.
Speaker:What are some of the different types of metal roofs that are out
Speaker:there and out of what's out there, what's ideal for a homeowner for
Speaker:like your residential homeowner.
Speaker:Sure.
Speaker:Yeah.
Speaker:People call in, they say, I want a metal roof.
Speaker:I'm interested in a metal roof.
Speaker:How much does a metal roof cost?
Speaker:And you know, you have to really break that down.
Speaker:Well, there's, there's a lot of different types.
Speaker:So first of all, there's typically our panel metal roof.
Speaker:And then there's standing seam metal roof.
Speaker:Okay.
Speaker:Our panel is usually what you're going to see on like a barn or a
Speaker:warehouse or something like that.
Speaker:So for a nice residential home, that's not going to be an ideal solution for you.
Speaker:Okay.
Speaker:Then you have a standing seam metal roof.
Speaker:All right.
Speaker:And the big, thing to kind of know with standing seam metal roof
Speaker:is, you know, what gauge is it?
Speaker:Really importantly, is it concealed fastener system or exposed fastener
Speaker:system and all, I mean by that is when you look at it, can you see screws,
Speaker:into the top of the roof, the fasteners going through or are they hidden?
Speaker:So if you can see the screws, that would be an exposed fastener roofing system.
Speaker:And it's not recommended it's in fact, a highly discouraged for
Speaker:a nice residential home, because those are all holes in your roof.
Speaker:Those are all entry points for water.
Speaker:So underneath those screws is a rubber grommet.
Speaker:And after about seven to eight years, the rubber underneath there in for sure
Speaker:in Houston, Texas, he is going to erode that rubber and those areas will leak.
Speaker:So what you want is a concealed fastener system.
Speaker:The fasteners, basically there's two ways to do.
Speaker:You have your metal panel and it will have a flange on it with little slots where
Speaker:you would do your screws and that would be called a nail strip, or you would use
Speaker:clips, we typically install what's called a snap-lock system and they snap together.
Speaker:so to cover up any of those facets,
Speaker:Yeah, that's really, you know, that's really interesting because,
Speaker:I wouldn't have even realized that there's two different types.
Speaker:Right.
Speaker:and if they are exposed, you're saying there can be leaks, which
Speaker:is not what a homeowner would want.
Speaker:Right.
Speaker:But, but is it, is it that people are getting those because they are
Speaker:trying to save money and they're, more cost-effective and they
Speaker:don't know like the difference.
Speaker:You call a contractor and you've heard great things about metal roofs, and you
Speaker:say, Hey, my neighbor got a metal roof.
Speaker:They love it.
Speaker:I would like a metal roof, but if you don't know the differences,
Speaker:your contractor comes and give you gives you a quote.
Speaker:Maybe you get three quotes you, which is always good to do.
Speaker:And one of them is far cheaper than the other ones, let's say, okay, now that one.
Speaker:You just want to ask your contractor.
Speaker:All right.
Speaker:Is this true standing seam or is it our panel?
Speaker:Is it a concealed fastener system or is it exposed?
Speaker:How are you going to Fasten the panels?
Speaker:Would it be nail, strip or clips?
Speaker:So those are all really important questions to ask your contractor
Speaker:when you're looking into.
Speaker:Great, thank you for sharing that.
Speaker:And what type of gauge metal should, you know, should they be using?
Speaker:Sure.
Speaker:So it's another great question because you know, a contractor may come out and
Speaker:deliver a quote, and if he's not giving the homeowner all the information.
Speaker:That's going to help them understand the differences.
Speaker:They may not be comparing apples to apples, right?
Speaker:So they're like, well, Hey, this is a standing seam metal roof.
Speaker:This quote over here is also a standing seam metal roof.
Speaker:This one is three or $4,000 cheaper.
Speaker:I'm going to go with this.
Speaker:You know, not realizing that they may be a different gauge.
Speaker:I gauge in, you know, metal is the thickness of the metal.
Speaker:So the lower, the number.
Speaker:The thicker, the gauge.
Speaker:All right.
Speaker:For instance, 24 gauge steel is thicker than 26 gauge steel, if that makes sense.
Speaker:So, we have, competitor bids or quotes all the time and I say, you know, Hey,
Speaker:can I read over your, your proposal?
Speaker:And I'm seeing that.
Speaker:Quoting for 26 gauge or even worse, you know, like 28 gauge.
Speaker:And that's just not ideal.
Speaker:We recommend nothing short of 24 gauge.
Speaker:So all of our proposals are 24 gauge, concealed fasteners standing seam systems.
Speaker:There, it makes a big difference, obviously.
Speaker:And I think that it's important when you are going to invest in a
Speaker:standing seam metal roof to actually pick also the right, options,
Speaker:because based on that, it's, it's going to impact the quality, right.
Speaker:And, and also the durability of, of what you're getting.
Speaker:So thank you for sharing that.
Speaker:What's really the difference.
Speaker:can we educate our audience on, why standing seam metal roof versus let's say
Speaker:a traditional gimme like another example of a roof to compare it with Joel, Sure.
Speaker:So, I mean the most common roofing system by far obviously is your
Speaker:composite or asphalt roofing system.
Speaker:Right.
Speaker:And that's typically going to have a fiberglass mat.
Speaker:It has a thin layer of asphalt over it.
Speaker:And then it has rock or granules that acts as a UV protectant.
Speaker:It's also, adds some, aesthetic qualities as well.
Speaker:So you're not just staring at, you know, an asphalt.
Speaker:type roof.
Speaker:So the issue with that is once the rock or granules,
Speaker:wash away, like they always do.
Speaker:Homeowners are always saying, you know, they're always in their gutters
Speaker:washing down their downspouts.
Speaker:And this is usually after like 15 years, it exposes that thin layer of baskets.
Speaker:and so the sun starts eating through that and you can see the fiberglass that's
Speaker:when your roof is kind of shiny when you look at it, that is, you've waited a
Speaker:little too long at that point typically.
Speaker:And it's just a, it's a cheaper option.
Speaker:It's what we've done for decades now in the roofing industry, but for homeowners
Speaker:that want something that they'll never have to replace for homeowners that
Speaker:want something that's going to stand out aesthetically, be really beautiful,
Speaker:be extra energy efficient, but most importantly never have to replace.
Speaker:Then they consider.
Speaker:a standing scene, you know, steel or perhaps even aluminum, metal roof,
Speaker:there's others, there's zinc and copper and other things as well.
Speaker:But typically it's steel.
Speaker:So 24 gauge again, concealed fasteners, standing seam metal roofing system.
Speaker:And there are metal roofs that are a hundred years old.
Speaker:I mean, you can go look at, so the proof is there.
Speaker:let's talk a little bit about the investment, right.
Speaker:You know, what's, what's the investment for a standing seam metal
Speaker:roof versus, you know, tradition.
Speaker:Yeah, that's one of the, obviously most common questions you get.
Speaker:of course that's gonna depend on the factors that we've already discussed, you
Speaker:know, the gauge and those type things.
Speaker:it'll depend on what it's been painted with, which we can talk touch
Speaker:on in just a second, but compared to just let's say irregular roof.
Speaker:So people always want to say, Hey, how much does a metal roof?
Speaker:So we kind of educate go through that.
Speaker:Typically we say it's about two and a half times the cost of a regular roof.
Speaker:Okay.
Speaker:And, so it is an investment to your point.
Speaker:It's not for everyone, right?
Speaker:So we ask a lot of questions when we get to, residents and take a real
Speaker:consultative approach because we want to find the best solution for them.
Speaker:And this may or may not be, one of the questions, you know, is how long
Speaker:do you plan to live in your home?
Speaker:Because you know, it does up your resell.
Speaker:They estimate you get about 65% of your investment back, you know, as far as being
Speaker:able to sell it, Th that's typical with like, any type of major remodel basically.
Speaker:So you're not going to usually get the entire thing back.
Speaker:So ideally this is a house that you don't really want to sell.
Speaker:This is a house that you want to live in.
Speaker:This is your forever home, your custom home, your home, that you're going to
Speaker:pass down to your kids, you know, or it could possibly even be a rental or an
Speaker:investment property, a home that you.
Speaker:So you haven't typical life cycle in a regular roof.
Speaker:Let's say it's about 15 years.
Speaker:They all like to say 30 years, 40 years, they, you know, it's lies.
Speaker:They never lasts that long.
Speaker:Right?
Speaker:Straight.
Speaker:I mean, it's beyond marketing.
Speaker:It's locked, flat out.
Speaker:it seems like an exaggeration, you know, just like, oh, let's just say 30.
Speaker:Cause you know, it sounds good, but it may not be 15.
Speaker:I may not be 30.
Speaker:It might be like 17 or 18, but we'll just run it.
Speaker:Yeah.
Speaker:I mean, they do test in a lab to have datas so that they can't get
Speaker:sued or whatever, but there was no weather conditions whatsoever.
Speaker:I mean, so the fact is in actual real life weather, especially the kind we get
Speaker:in Houston with the heat and humidity and storms and things like that, that 30 year
Speaker:roof is going to last about 15 years.
Speaker:So there's your that's really what I asked Kate, are you going to live here?
Speaker:Through another roof roofing cycle, right through a roof replacement cycle.
Speaker:Do you see yourself living here 15 years?
Speaker:Because you don't want to have to replace this roof again in this home.
Speaker:You know, you consider inflation.
Speaker:Everybody's talking about that right now.
Speaker:Well, it's a real thing and you know, I've seen it happen in the last 10 years.
Speaker:The last 15 years, you know, roofs are double, triple with the costs back then.
Speaker:And so just when you start to factor all of that in.
Speaker:You know, and you consider that now the investment, the
Speaker:numbers make a lot more sense.
Speaker:So if this is kind of your forever home, if you see yourself living here
Speaker:in another 15 years, it starts to become the wise prudent thing to do.
Speaker:You know, as long as you can make the initial price work and you know, a
Speaker:good contractors, typically you gotta have a payment plans and things like
Speaker:that to help out make things more.
Speaker:Yeah, that makes sense.
Speaker:I mean, based on, how much time, how many years you plan on spending
Speaker:in that home, that makes sense.
Speaker:And I think that, it's also.
Speaker:Less hassle for a homeowner.
Speaker:If they only have to get their roof replaced one time and not do it again for
Speaker:another 50 years, that's a convenience factor because it's, you know, it's
Speaker:still a little bit of an inconvenience.
Speaker:It's like, oh, now I have to get this done, like in, you
Speaker:know, another one in 15 years.
Speaker:So when you.
Speaker:Factor in the time that it's going to go.
Speaker:And, and also that it's going to be worked on.
Speaker:You have to consider that as well.
Speaker:Those are all things to consider.
Speaker:let's talk about in terms of standing seam metal roofs.
Speaker:I know that, they are known to be very energy efficient.
Speaker:So let's talk a little bit about that energy efficient piece.
Speaker:Yeah.
Speaker:I mean, that's obviously another, factor when you're considering the investment.
Speaker:So again, you have on your traditional composite roof, you
Speaker:have that asphalt in there and it's really soaking up heat, metal roof.
Speaker:Typically now are painted, you know, mill factory painted with a reflective coding.
Speaker:That's helping to reflect the heat.
Speaker:Also, there's breathing room between that and the day.
Speaker:Okay, so it can act a little bit like a double pane window.
Speaker:It, as far as that goes.
Speaker:And so you have that thermal break there where that's also
Speaker:increasing the energy efficiency.
Speaker:So you have both of those things really at play.
Speaker:Usually our customers, have about a 50, 40 to 50% decrease in their electricity
Speaker:bill, which is huge savings, especially in the hot summer months here in Houston.
Speaker:And then you factor in other things like, If it's going to extend the
Speaker:life of the AC, because it's not having to work as hard, et cetera, you
Speaker:know, and it just makes your home feel more comfortable, in sport pleasant.
Speaker:So all around when, as far as energy efficiency goes.
Speaker:Yeah, absolutely.
Speaker:You know, what about aesthetically?
Speaker:You know, now I think people, if they are into their home, they're into
Speaker:home decor, they're into impressing their neighbors and having guests
Speaker:over and, I've got the bigger fancier house than you kind of syndrome.
Speaker:what can you tell us about that?
Speaker:Like, Is it something that your neighbors are going to look at your roof and they're
Speaker:going to say, wow, that's a gorgeous roof.
Speaker:I want that type of.
Speaker:Yeah, absolutely.
Speaker:It's a, it is wow.
Speaker:Factor for sure.
Speaker:Very much a showstopper.
Speaker:It definitely will get the attention of all the neighbors, but in a real
Speaker:beautiful, elegant, custom way.
Speaker:so there's tons of different colors.
Speaker:You know, have a designer help you and do all kinds of, you know, really
Speaker:cool things, as far as that goes, to really change the look of your home.
Speaker:but it will turn heads everywhere for sure.
Speaker:And people will say, wow, and, I wish I had a reflect that, you know, and they'll,
Speaker:they'll end up calling and inquiring about how much it costs for instance.
Speaker:So it's definitely going to be a roof that your neighbors will admire for sure.
Speaker:Love that.
Speaker:Love that.
Speaker:And when it comes to.
Speaker:fading, you know, because you're saying there's so many, you know, different
Speaker:options to pick from in colors.
Speaker:you know, let's talk about fading.
Speaker:Does it fade over time?
Speaker:And if so, what does that timeframe?
Speaker:Sure.
Speaker:So, there's different types of paint for standing seam metal roofs.
Speaker:Okay.
Speaker:Affect the cost drastically.
Speaker:All right.
Speaker:So fading, you really need to decide actually, is that a big issue for you?
Speaker:Because if it's not, if you don't really care, if you want great
Speaker:quality, energy efficiency, never have to replace it, won't leak.
Speaker:And it's still going to look beautiful, but in 10 years it's
Speaker:going to fade considerably.
Speaker:and you're okay with that.
Speaker:Then you can save a lot of.
Speaker:So now a lot of people aren't okay with that.
Speaker:And most of our customers.
Speaker:Aren't really okay with that.
Speaker:And so we have them painted with kind our 500 paint.
Speaker:And what that is basically is a PVDF, it's a resin based paint and it's the
Speaker:best paint that there is on the market by far blows everything else away.
Speaker:They have side-by-sides.
Speaker:the same building, after 10 years.
Speaker:so they've done tests, obviously metal roof painted with half of it painted
Speaker:with kind or half of it with painted with something more traditional, and.
Speaker:It just is night and day side painted with looks almost exactly
Speaker:like it did Dave one and the other side looks nothing like that.
Speaker:So it's faded tremendously.
Speaker:This sign, you know, is going to fade anything.
Speaker:Typically our roofs that are painted with kind are, have a 40 year fade warranty.
Speaker:So that's really it for your roof in 50 years, 60 years.
Speaker:roof painted with kind are, you might have to repaint it, you
Speaker:know, to get that day one look.
Speaker:So that's pretty good as far as maintenance goes.
Speaker:Yeah, that is, that is really good.
Speaker:Yeah.
Speaker:That's, I'm glad to hear that.
Speaker:And you know, I've heard some people ask this question, and they always
Speaker:ask oh, is it going to be loud to have a, you know, standing seam metal?
Speaker:Yeah.
Speaker:People ask me that all the time.
Speaker:It definitely will not hear it when it rains.
Speaker:Those they're thinking of like a 10 roof, they're thinking of a,
Speaker:you know, light gauge, tin roof.
Speaker:And you know, then in that case.
Speaker:Sure.
Speaker:but this is, if you feel 24 gauge steel, And you'll you'll understand,
Speaker:that it's not going to be loud.
Speaker:And, I, if it was storming heavily, you're not going to hear much more
Speaker:than you do on your normal roof.
Speaker:And so it's just, background noise, but, but extremely slow.
Speaker:And, some people enjoy it, but it's not like what people are thinking
Speaker:of, you know, with a tin roof.
Speaker:And it's really loud when it rains or something like that.
Speaker:That's not the case.
Speaker:Okay.
Speaker:Well, that's good to know.
Speaker:And, you know, speaking of storming, we know that Houston
Speaker:has very harsh weather conditions.
Speaker:We know that hurricane season is just around the corner.
Speaker:So, you know, what are some of the advantages of, uh, standing seam metal
Speaker:roof when it comes to year after year, homeowners and in Houston going through,
Speaker:you know, hurricane season and the harsh weather conditions and hail and wind and.
Speaker:Yeah.
Speaker:I mean, if it's installed correctly, this thing is hurricane proof, hail proof.
Speaker:you know, no hail can puncture 24 gauge steel and the way
Speaker:that we lock them together.
Speaker:Okay.
Speaker:So it's locked.
Speaker:All the panels are locked.
Speaker:So there's no way for it to lift one panel.
Speaker:For instance, it would have to you're, you know, you're talking a tornado, you'd have
Speaker:to lift the entire roof off, basically.
Speaker:So the, the storms that come through here, the, hail that comes
Speaker:through here in Houston absolutely does damage to roofs every day.
Speaker:The hurricanes that come through do damage to roofs every day.
Speaker:And you know, then homeowners have to pay their deductible, which
Speaker:can be expensive and have to go through the hassle of getting a new.
Speaker:And this has gotta withstand, it's gotta hold up to Hale.
Speaker:It's got to hold up to hurricanes.
Speaker:It's going to hold up to, fire, for instance, fire rated.
Speaker:So as far as all of those things go, there's nothing better.
Speaker:I love that.
Speaker:I absolutely love that.
Speaker:And what about some of the, vendors that you have partnerships with in
Speaker:terms of providing the materials?
Speaker:Like, can you talk a little bit about.
Speaker:Yeah, absolutely.
Speaker:It's, that's a good point because you want to ask your contractor
Speaker:where they're getting their steel from, and you want to know where
Speaker:that company is sourcing their steel.
Speaker:It's very important that they're sourcing.
Speaker:Us steel.
Speaker:you know, I, I get in my inbox on LinkedIn constantly, solicited to purchase,
Speaker:cheaper, much cheaper, Chinese steel and, it, You know, there's, it's just
Speaker:that some of the manufacturing, levels of, are just not quite there yet.
Speaker:Not quite up to some of the standards that we still have here.
Speaker:so, you know, there's, there's definitely a lot in the market
Speaker:right now being passed off.
Speaker:As you know, this is, this is great steel and you can literally feel it.
Speaker:You can feel the difference in your hands and no.
Speaker:Man, this is strong 24 gauge steel.
Speaker:As opposed to this over here, it just feels flimsy.
Speaker:It feels light.
Speaker:It's the same thickness, but it's not as hard.
Speaker:So it's just, it's really important where it's sourced.
Speaker:We buy ours from McElroy.
Speaker:We love McElroy because they have over 50 years in the industry.
Speaker:They're extremely reputable.
Speaker:they source all us steel.
Speaker:They hold trainings for contractors.
Speaker:They really stand by their name.
Speaker:They stand by their brand.
Speaker:They have great warranties.
Speaker:And you want to make sure that it's sourced from somewhere like that.
Speaker:So definitely important.
Speaker:Yeah.
Speaker:And I mean, and for the audience, like I just, I wanted to share with them that, a
Speaker:true works roofing like Joel and Laura, they put so much research and so much
Speaker:time into really, really picking the right vendors to work with the right materials
Speaker:to provide you like the highest quality when it comes to roofing materials.
Speaker:And that's because they really are setting out to revolutionize.
Speaker:The roofing industry and making sure that the end product is one that,
Speaker:clients are absolutely going to be thrilled with and they're going to love.
Speaker:So I think that, it's just important to share that because every vendor
Speaker:that you have, every product that you've chosen, everything, even
Speaker:building out the team, I think that.
Speaker:Done very intentionally.
Speaker:It's done, with a reason that you want to have the best product, you
Speaker:want to have the best, you know, roof that you can, install for homeowners.
Speaker:So that makes all the difference.
Speaker:So thank you.
Speaker:Is there anything else that you wanted to share, with our audience
Speaker:about standing seam metal roofing?
Speaker:before we.
Speaker:Sure.
Speaker:Yeah.
Speaker:Well, I appreciate all that.
Speaker:It really comes down to like, we just care a lot.
Speaker:That's all, you know, we care a lot.
Speaker:It's, we're not going to install anything that I wouldn't want to have
Speaker:my own house or wouldn't install on my mother's house, who I love, you know?
Speaker:So, that's how we treat it.
Speaker:And, you know, so we, we do have very high standards.
Speaker:We want only the best.
Speaker:So just a couple other tips, a couple other things to look for.
Speaker:So there's a common term, that applies to metal roofs.
Speaker:That's called oil canning could also be called like stress wrinkles.
Speaker:It's basically you look at it.
Speaker:In a certain lighting or certain glare and you can see dips all in it.
Speaker:Okay.
Speaker:And it's aesthetically just, it just doesn't look good.
Speaker:, and so you have this beautiful standing seam metal roof that you
Speaker:paid a lot of money for and in certain lighting, it really looks terrible.
Speaker:Okay.
Speaker:So there's ways to mitigate that.
Speaker:All right.
Speaker:And a couple of them, I would like to share, we already
Speaker:talked about using a 24 gauge.
Speaker:Steel, which has got a mitigate that a couple others, one, you strike patients,
Speaker:which are slight, curves or bins in the panel to make the panels stronger.
Speaker:Okay.
Speaker:So another one is to use what we call backer rod, if you
Speaker:don't want the striations and you want to completely smooth.
Speaker:But obviously you don't want oil canning either.
Speaker:There is a way to do that.
Speaker:So you use what's called backer rod and you put it, it's essentially
Speaker:like a foam, piece that you put on the backside of the panel.
Speaker:And it creates pressure because all oil canning.
Speaker:It's caused by the contracting and expanding of the metal
Speaker:during changes in temperature.
Speaker:Okay.
Speaker:So at that backer rod in the middle is going to create pressure.
Speaker:Where it can't sag.
Speaker:That's what, what you're kind of seeing, you're seeing dips where it's
Speaker:sagging, because it's, like I said, you know, expanded and contracted.
Speaker:So that's very important to talk to your contractor about make sure that
Speaker:he understands that he or she and make sure that they have a good plan.
Speaker:Because the last thing you want is to put up a beautiful standing seam
Speaker:metal roof, and then see that effect.
Speaker:It's just aesthetically not pleasing at all.
Speaker:The other thing I would just point out.
Speaker:Is make sure that your contractor has metal experts.
Speaker:All right.
Speaker:So even if they'd been roofing for years or decades, if they are
Speaker:guys who do shingles for a living and they're Schindler's, the, the
Speaker:skillset is completely different.
Speaker:All right.
Speaker:So for our metal roofs we use, and partner news guys.
Speaker:Only install metal roots.
Speaker:They don't install anything else.
Speaker:They have decades of experience only installing metal roofs.
Speaker:you know, I can teach a guy to install shingles in about three months.
Speaker:So, you know, three months they can get pretty good.
Speaker:We take longer than that and put them through an apprenticeship
Speaker:and they started as like ground crew cleaning up and stuff, but.
Speaker:About three months, I can teach somebody metals, just not the case metal.
