Eric G. and John Dudley are sitting down with the fabulous interior designer Wendy Glaister to spill the tea on staging your home like a pro. Whether you're trying to sell your place or just hosting a holiday bash that will make your relatives weep with envy, Wendy's got the inside scoop. Spoiler alert: it's all about the neutral palette, folks! Remember, beige isn’t just a color; it’s a lifestyle when it comes to real estate. After all, who doesn’t want to appeal to the masses, right? Sure, your eclectic art collection might scream ‘talented artist’, but to potential buyers, it might just say ‘please leave this house immediately’. So, if you’re curious about how to make your home feel less like a personal shrine and more like a blank canvas, you won’t want to miss this. But wait, there’s more! After we’ve solved all your staging dilemmas, Eric G. is diving into the world of water heaters with Gregg Holladay from Bradford White. And trust me, you’ll want to hear what he has to say about electric water heaters—spoiler: they might be going the way of the dodo. Yep, that’s right! If you're still rocking an ancient electric water heater, you might want to take a good look in the mirror and ask yourself some hard questions about your life choices. Turns out, the Department of Energy has some new rules coming down the pipeline that could mean big changes for homeowners. So if you don’t want to be left high and dry come 2029, you better tune in. We’ll break down everything you need to know about heat pump water heaters and how they can save your bacon (and your wallet) from impending doom. In summary, this episode is your one-stop shop for making your home market-ready and keeping your hot water flowing. So grab your headphones and let’s get ready for a wild ride filled with laughs, tips, and maybe a few questionable DIY choices. Because, let’s be honest, who doesn’t love a good home maintenance horror story? We’re keeping it real, keeping it fun, and keeping it informative. Don’t miss out!

Speaker A:We have a great around the house show coming up this weekend.
Speaker A:Help us out and subscribe on your favorite podcast player, Eric G. And John Dudley, sit down again with renowned interior designer Wendy Glasester and discuss how to stage your home for sale or even that next holiday party.
Speaker A:These are some great tips and tricks from an expert.
Speaker B:As designers, we have our opinion of really personalizing spaces.
Speaker B:But personalizing spaces can also make it hard to sell.
Speaker C:Yeah, beige is your friend if you're selling your house neutral, neutral, neutral.
Speaker C:Because everybody has different tastes.
Speaker C:So it's more about the layout of the home, the function of the home, what are the amenities in the home.
Speaker C:Unless they're looking for a true designer space and they're seeking that out looking for a particular look.
Speaker C:Like in our area there was a architect, Conrad Sanchez and his things are sought out because of a very specific look.
Speaker C:So that's what a homeowner would want to purchase.
Speaker C:But otherwise people are looking to make it their space and they all have their own, thank God, gives me a job aesthetic.
Speaker C:And so they have to be able to see that.
Speaker A:In the second hour, Eric G. Sits down with Greg Holiday from Bradford White water heaters to talk about heat pump water heaters.
Speaker A:He might shock you with the news that our electric water heaters only have a few years left before they will be banned for sale in the US.
Speaker B: will go into effect in May of: Speaker B:That says electric water heaters above 35 gallon have to be heat pump water heaters.
Speaker B:No choice.
Speaker B:Yeah.
Speaker B:So you want to be ready for that.
Speaker B:So what we did is we know that it's got to go sometimes in a tight spot.
Speaker B:The previous model and some competitors products have to have 7 inches around them or more.
Speaker B:We don't.
Speaker B:We're a zero clearance because we moved all of the air circulation to the top of the water heater where We've got an 8 inch duct ready piece already in there that says this is where I'm going to draw the air in and inhale.
Speaker B:And behind that towards the back is where it's going to exhale.
Speaker B:So if you ever had to run ducting to it, which is almost never done, all you got to do is slide it over, put a zip tie.
