Welcome back to another episode of the IRA Cafe podcast. My name is Jasmine Trocchia, and I'm the head of the marketing department at American IRA. And today's guest guest is super cool. I am really excited to talk to Deidre Mazzoni. So hi, Deidra. We're so happy to have you here today. I'm excited to hear what you have to say.
Deidre Mazzoni [:Hi, Jasmine.
Jasmine Trocchia [:So tell us who you are and what you do. What is your elevator pitch?
Deidre Mazzoni [:I I don't like elevator pitches. My name is Deidre Mazzoni. I am from Clover, South Carolina. I am a real estate investor since 2016. '16. I am a mindset coach, and my emphasis is helping other professionals make the most out of their relationships, their connections, and improving their their feelings around their business, if you will. Because how we feel about ourselves and how we feel about what we're doing, reflects in the way we communicate with others.
Jasmine Trocchia [:So define mindset coach. You just said you deal with feelings. So what kind of work or or, I guess, therapy do you do with your clients?
Deidre Mazzoni [:I am an NLP, master practitioner, and that's, they're all in linguistic programming. And basically, what we deal with is the way words affect you, mostly on the sight, unconscious level and how words can either lift you up or bring you down. And words that were spoken to you even when you were a child can create limiting beliefs. And I think, in the world of the female entrepreneur, we hear a lot of negative things coming at us. And regardless of how much we reject that and how much we try not to internalize it, those things do have an effect on you. And so when I do one on one coaching, not career coaching, I do help, folks release negative emotions and replace limiting beliefs. You know, that feeling like I can't or I'm not worthy or maybe I should have my husband or my brother or maybe a guy would be better at doing this. Just getting to the root of where that came from and then just, you know, replacing it with a different belief.
Deidre Mazzoni [:So it's very interesting and creative work. It's very helpful. Things that are productive, that are positive, that nurture relationships, that nurture connections, and that really help you in a relationship business.
Jasmine Trocchia [:That's fantastic. I love that. So many things. Yeah. So many things just came to mind, listening to you say that. I had, an interesting blog post by a marketer that I was reading today because I do marketing. And, the quote is time is scant, money is finite, and words are free. And I have actually just wrote that down, and I put that right there on my desk.
Jasmine Trocchia [:So, that was that was resonating with me when what you were saying. But you do mainly coach women, or is that sort of your clientele or just really anybody who's looking for, like, business relationship coaching?
Deidre Mazzoni [:For business relationship coaching, I I coach to anyone, and I've coached both male, female, couples, that were, you know, business partners and life partners, and couples that were just in business together, you know, just partners, with no other relationship. But when it comes to personal coaching, all of my personal coaching and, more interpersonal work has been with women.
Jasmine Trocchia [:So how did you come to do this in your life? Like, what did you do before this, or what was sort of the path? How did how did you go down this road?
Deidre Mazzoni [:How did I go down this road? It came through real estate and realizing that real estate was a relationship business and that, you know, all the transactions, you could be really, really good at transactions. But growing your business is about the people. You're working with people all the time. Your contracts are contractors are people. Yeah. Your buyers are people. Your sellers are people. So so everywhere you look, you're you're dealing directly with people.
Deidre Mazzoni [:And, numbers are great. Theory is great. Transactions are great. But if you have no people, you have no transactions. So the importance of of of your people and your relationships and really understanding the depth of a relationship, I'm talking about business relationships here, is really important. It it it and it's often overlooked. And I started, you know, seeking out my own resources for, you know, business relationships, business communication, and I came across NLP. And I I just you know, I went to see what it was about, went to, like, a three day, hey.
Deidre Mazzoni [:This is what it is, and ended up becoming, a certified master practitioner. Because I I just saw this information, this body of work as just invaluable. Because understanding what drives someone else, understanding what motivates yourself and other people and how to connect it. You can't put a price on it. It's not something you can just buy. It's something you really have to invest in. And investing in yourself in a way that allows you to invest in others is the best way to grow. Especially growing a relationship with it.
Jasmine Trocchia [:For real. When you said that you started in real estate, were you a real estate broker or just a realtor? Or with the same thing?
Deidre Mazzoni [:Actually, neither. I'm just an investor. I was in the corporate world for for many years. And, there was just different layoffs and stuff. The corporate world basically threw me out. And, and we had, done some of our own fix and flips on a personal level and done them very successfully. So my husband and I decided to, you know, investigate doing that, on a business level. And he stayed with corporate world for a little bit longer.
Deidre Mazzoni [:And, we we, you know, are both now full time investors. We love the freedom to decide who we're gonna work with, what different projects we're gonna take, and the ability to make sure everything we do is a win win for everyone involved. You know, there's no big corporation saying, hey. You have to do this. Yeah. I'm not worried about whether or not you think it's the right thing. Oh, wow.
Jasmine Trocchia [:Yeah. That's important too.
Deidre Mazzoni [:Throw us to real estate investing.
Jasmine Trocchia [:Yeah. You're involved in a couple of different real estate type groups online and offline. Do you wanna talk a little bit about that?
Deidre Mazzoni [:Sure. Yeah. We like to give back to the community. We like to be involved in the community. And one of the ways we're doing that this year is we are co hosting, the build group. It's an, REI group that meets in Belmont, North Carolina, once a month. We bring in different speakers, with different topics that we feel are are important to the group. And everyone's welcome to join if you're at all interested in real estate investing.
Deidre Mazzoni [:If you're a realtor, you're a broker, come out and hang out with us if you're in the area. Oh, wait. You know, we have dinner. We have speakers. We have what we call the transaction table where we have a place for you to list your deals, your dreams, and your offers. Obviously, deals are, you know, what you're selling. Your dreams are what you would like to buy or acquire this year. And then your offers is if you have any services, because we do have a lot of, you know, different service people, contractors, trade techs that come and join our group as well.
Deidre Mazzoni [:I mean, they're looking to network with people who are are, you know, rehabbing and investing in properties. So we bring people together. And then, you know, we have our our coaching business, and we also go around and talk to different REIs ourselves about it being a relationship business, you know, about the importance of communication, connection, and cultivation, and, just helping people keep focus on, you know, their their approach to being with people. And, we're we're big into believing that, humanity is best served when each person does the best they can in their corner of the world. And And if you can make your corner of the world better and everyone does that, then the whole world will be better.
Jasmine Trocchia [:That is so poignant. Is that a puppy dog?
Deidre Mazzoni [:No. It's my big kitty. She's determined she's gonna sit on my lap.
Jasmine Trocchia [:Oh. This

Deidre Mazzoni [:that. How sweet. I I got the little one all busy, and so she decided to come up here since he's busy.
Jasmine Trocchia [:Oh, of course. So where about is Belmont, North Carolina, you said?
Deidre Mazzoni [:Where is it close to? Charlotte. It not far from Charlotte or Gastonia. And we're in Clover, so we're not far from either of those areas.
Jasmine Trocchia [:So Oh, fantastic. Have you ever been seen American IRA office in Asheville?
Deidre Mazzoni [:We have not. I would love to.
Jasmine Trocchia [:We work with you guys. High.
Deidre Mazzoni [:There's a lot of investors too. I would I would love to. Yeah. But we we've had good luck with American IRA. It's easy for us to understand. And once you understand something, you know, you want to bring other people there, and it helps us working with our investors when they're working with a company that we're familiar with. So most of our private
Jasmine Trocchia [:money lenders for me. Thanks. I don't even have to say it. Yeah. Most
Deidre Mazzoni [:our private money lenders use American IRA accounts. If they don't, we ask them to to put money ones in your your, your company so we can do it quick and easy. I don't wanna learn new paperwork.
Jasmine Trocchia [:No. Yeah. Absolutely. For sure. And that's, I mean, just to kinda piggyback off of a lot of what you're talking about, I super duper resonate with, American Irae is very much a hands on personal company. I do a lot of competitor research, of course, in the marketing department. So I kinda know what our bigger competitors are doing and you get lost in the sauce. You get lost in the numbers.
Jasmine Trocchia [:You're just an account number sometimes. So, yeah. We're for sure very hands on. You can call the office. You could literally walk in and just say hi. Give me a hug. Just, you know, whatever. We're very we're
Deidre Mazzoni [:doing that
Jasmine Trocchia [:in town. So yeah. That people
Deidre Mazzoni [:Well, that is that is good to know. You you get so used to all corporations being, you know, very standoff and, you know, they don't let people into their office and things like that. So it's really good to know about American IRA. But I do. I love to meet people and know who I'm working with. That's

Jasmine Trocchia [:Yeah. For sure. For sure.

So there's a lot of stuff on the vlog with, with a lot of how different experiences that, I've had and that we've had, how they re relate back to to, relationships and and communication and connections. Jasmine Trocchia [:It's wonderful. You should write a book.
Deidre Mazzoni [:I'm considering it. My husband is almost got his finished, and my husband's book is on humanity. So it's gonna be great. I can't wait till he finishes it, and I can help promote it for him.

Jasmine Trocchia [:I have a couple questions I like to ask pretty much everybody who's been on the podcast so far. So are you are you ready for some quick fire type questions at you?
Deidre Mazzoni [:Sure. Let's go.
Jasmine Trocchia [:Alright. Fantastic. If you could tell your younger self anything or any piece of advice, what would it be?
Deidre Mazzoni [:Invest early, invest often, particularly in real estate. Even even some of the stocks that I sold when I was younger, looking back, the little bit of income that gave me then could be dramatic income now. So, even even if it's just starting your your IRA four zero one k as an 18 year old and putting $10 a month in it, just just keep the investments of all different kinds going. They don't have to be huge. They don't have to feel like they're earth shattering at the moment. But over time, it can make a huge difference in your life. That's why I really like coming under the table.
Jasmine Trocchia [:Yeah. I completely agree with that one. I wish I had started investing twenty years ago,
Deidre Mazzoni [:But, you know,
Jasmine Trocchia [:you don't know what
Deidre Mazzoni [:you don't know. And so that's why we like to get out there and try to help people know more or bring it to their their consciousness. Mhmm.
Jasmine Trocchia [:Yeah. For sure. For sure. In your particular, I guess, line of work, I'm usually talking to to businessmen and and, big time investors, who are usually working for, like, a a fund or a a management and a fund. But, with your particular line of work, what trends or opportunities do you see, coming up in 2025? Whether this may be politically charged or not, economically charged or not, but, what do you see in the future coming to to your line of work?
Deidre Mazzoni [:Well, the first thing I see is is just a trend of optimism. That that people feel something new is coming, and most people think that it's going to be something positive. And, momentum is contagious. Motivation is contagious. So I I really just feel that a lot of people are gonna be looking to improve themselves, improve the way they do their work, and, trying to strengthen and, really grow what they have with this opportunity. Because I don't nobody knows how long optimism and and positive reactions will last. So I I see I see a lot of people and a lot of businesses and especially smaller businesses really wanting to capitalize on this this feeling of optimism that's out there.
Jasmine Trocchia [:I love that. My goodness. All the positivity today. Very uplifting. I love that. Outside of your professional life, what do you like to do for fun?
Deidre Mazzoni [:Well, I travel, but that might kinda be part of my professional life because I am a travel agent. But I'm a travel agent because I love to travel. I also love animals. We we lost our our pet dogs this past summer. So we're we had one older cat and we got her a kitten. We're more excited about the kitten than she is. And, you know, whenever I do, look for a charity, I tend to do things with animals. I do most of my work with people.
Deidre Mazzoni [:And then in my personal life, I like to I like to help the animals. They're you know, people do have the opportunity to help themselves, and I love to be part of that opportunity for them. But animals and and and children, they need you. They can't do it themselves.
Jasmine Trocchia [:So circling back around a little bit to professional life, do you have any kind of free advice for our listeners in terms of networking or making connections or maybe just something to to kinda chew on and think about as they navigate their professional lives?
Deidre Mazzoni [:Well, as far as what to chew on as you're navigating your professional life, pay attention to your self talk. What do you what do you tell yourself? Sort of like that little voice on their shoulder. What what's it saying? Is it is it negative? Is it positive? Is it cautionary? And just remember, if you're allowing, negative thoughts, even, you know, being the devil's advocate for yourself a lot. That that can have, can have an impact. Just the slightest seed of doubt. You know, 1% doubt is like a % uncertainty. So, so be confident in yourself and don't allow the doubt to take hold. And And if you find it taking hold, you know, find find a group, find some people, find, you know, find a way to release that and change that because that will make a difference for you personally.
Deidre Mazzoni [:And and the way you come the way you present yourself, makes a difference to the people around you. You You know, if if you're positive and you're happy and and you have a, inspiring message that will attract to you people who are positive and inspiring or people that need your need your assistance and need your help. And then, I'm sorry. What was the first part of the question?
Jasmine Trocchia [:No. You're fan. I'm just loving listening to the sermon. I I think it's fantastic.
Deidre Mazzoni [:I don't mean I don't mean I don't mean to preach. It's just it it's just an it's just really important, you know, how you show up. And the things that that stop you from showing up as your best, you do have control over them. And sometimes it's it's okay to to find a group, whether it's in the community group, an REI group, you know, volunteering with with pets, whatever, whatever drives you, whatever lights you up, you know, follow those things. And if you can't do them completely in your your career and your professional life, strive to find those things in your personal life. Because when you, when you have a passion and you follow passion, even if it's just a little thing, like, you know, helping out the local animal shelter, it fulfills you so much more than a job, money, paychecks. So so look for the things in life that really will will fulfill you as a person. Wow.

How does a self directed IRA work? Well, we actually have an entire section about this on our website. If you go to americanira.com and at the top with a little picture of the yacht, one of the questions says, how does a self directed IRA work? And it's super, super simple. So anytime you are investing in an IRA, that IRA money or that money inside of an IRA account has to be invested and has to be put to work to make you money.
Jasmine Trocchia [:Self directed IRAs let you choose what the investments are that that money will go towards to help make you money. It's as simple as that. So instead of being stocks or mutual funds, you're gonna have alternative investments, and that page tells you from top to bottom how to do a self directed IRA investment. You'll bring your money to a custodian like American IRA, hopefully. You'll choose an investment. You'll fill out the correct paperwork that directs American IRA of where to send that money or what the investment is. You'll have to do supporting paperwork that matches the investment. You'll have to keep up with your IRS reporting, that kind of thing, but it's all laid out on our website at americanirae.com, including a short list of investments that you can make and the type of paperwork that you'll have to complete to make those investments.
