[00:00:42] Damon: His insightful perspectives on wealth building and success. Establish him as a passionate and persuasive business leader and mentor. I'm Damon Davis. And this is my discovery diary with global entrepreneur branding, master and wealth building. Coach JT Foxx.
[00:00:59] Damon: [00:01:00] JT, thanks for making time. I appreciate it.
[00:01:02] JT: Thanks, brother. Good to be on.
[00:01:04] Damon: . So, , reading your book, Millionaire Underdog, you've had what it seems to me are like two lives. It's been the young, broke, brash,
[00:01:13] Damon: JT, and then there's the millionaire, seven figure multi business across the globe. I'm kind of curious to know What it is that you changed about your life that helped you to go from this young guy who was broke and had nothing to, this multiple successful guy,
[00:01:30] JT: First of all way higher than seven figures.
[00:01:32] JT: Let's point that out, dude, just in case for the artist, but not for perspective, but isn't that the whole story of everybody, we all start broke and, we start unknown, we finish unforgettable. And so nobody starts with money. And so I think that's the stage of every entrepreneur. It's the equivalent of a a young bull and an old bear, right? So we start out, we're all young and stuff like that and take on the world. And as we grow older and wiser and more experienced. We're much wiser [00:02:00] and old bear. And so I've been thinking about, you know, at what point should we go back, you know, to the bull part
[00:02:06] JT: and that's why sometimes people have a, they don't have the same drive they did when they earlier on, because they've already made it, it's already like, I don't have to, I don't have to go. So it's just much easier to say no. So I think that's an important part of the process . But, you know, for me, it was a big part of having my coaches tell me, do this, do this, don't do this, don't do this.
[00:02:25] JT: And a lot of people, they don't have coaches and they're just trying to do everything themselves. and the problem, there is no such thing as a self made man or woman. So people are like, once I'm successful, then I'm gonna have to help. And the reason I don't get the help it's because it costs money.
[00:02:35] JT: So they're not willing to invest in the self, but they want other people to invest in themselves. ,
[00:02:38] Damon: yeah, it's a good point. And one of the things that I've always sort of admired about you is here you are nine figures and you don't have to continue to do this, helping people and stuff like this, but you continue to reach back to, young entrepreneurs like myself.
[00:02:51] Damon: Do you tell me why you do that? Why? You could be completely comfortable. Just focus on yourself. Why do you bother?
[00:02:56] Damon: I
[00:02:56] JT: think I think it's part of paying it back. So there's an [00:03:00] obligation, you know, and also to like, I was you. So there was someone that helped me and it would be like, not fair to be like, okay, now I'm not going to do it.
[00:03:10] JT: Or now I'm not going to help. And I think that that would hurt a lot more. And I think it wouldn't be in line with this nation of paying it forward. But I love the game, you know what I mean? But you know, sort of businesses war and you either get the customer, you don't get the customer, you get the deal, or you don't get the deal.
[00:03:27] JT: So at the end of the day, you just really have to go out there and you have to go for it. And I think a lot of people don't. And I think that's problematic, right? They wait, you know, there's, there's no waiting.
[00:03:40] Damon: Yeah, action, right? That's one of the things I've definitely taken from you is absolutely apply action.
[00:03:45] Damon: Speed of implementation is one of the things I put in my calendar as a reminder of what I need to do. So I would love to know a little bit about your current business dealings. You know, you made your millions in real estate, but one of the things your partner, Adam Coffey talks about is that billions are [00:04:00] made in business.
[00:04:01] Damon: How have you pivoted your mindset these days to really focus on developing business, Over real estate. Are you doing mergers and acquisitions?
[00:04:09] JT: Well, I mean, I still do. I've always done a lot of businesses. I think what Adam was talking about, the big exits are in what's called roll ups, right? Building your business, building to maximum, selling it to somebody else, which is not easy.
[00:04:18] JT: I mean, most businesses are not sellable. You know, you have to get to a 4 million in EBITDA to sell it to, , over 30 million. And if you get to 10 million, you're probably going to sell it to, for 100 million. But you have to be in a business that somebody else wants to buy you and there's enough room for them to grow.
[00:04:33] JT: So there's businesses that could get 10 million, but really are unsellable. They're too founder based. And I have some of those businesses that are based on me that do over 10 million. So, the exit is just, finding what's, what's the end game and what are we trying to do and always focus on the end result.
[00:04:48] JT: But those big deals sometimes take a long time. So there's the rabbits versus elephants. So sometimes you need to focus on the first so you can get fed. Then go trying to hunt for the elephant. But if you're trying to go find the elephant and it doesn't work out, you [00:05:00] waste a lot of time.
[00:05:01] Damon: So let me, let me ask you this.
[00:05:02] Damon: What are you doing then for those businesses that are of yours that are based on you, , you're the entrepreneur and the business is based on you. How are you pivoting out to make it more of a non JT business and something that can survive on its own?
[00:05:14] JT: Well, I think once you have the money and you have the reputation, the credibility, the, I think the more successful you are, the less reliant is on you on some cases, but I think , that's something that.
[00:05:24] JT: That that goes in there, but at the day, when you start off, you have to be the one that drives, you have to be the one that takes the shots. Right. And you have to want the ball.
[00:05:32] Damon: Yeah. So how about your personal branding? One of the things you've always talked about is making sure that you've got a brand.
[00:05:38] Damon: If you don't have a brand, you don't have the ability to attract others. Tell me a little bit about what you've been working on in terms of personal. I have a lot of branding
[00:05:46] JT: now from the world's most successful people, from messy to Brady to A list actors, to billionaires but also there's branding by results.
[00:05:54] JT: So I have the results, I have the celebrity branding, I have the brand awareness, the brand preference, the brand assistance, the [00:06:00] brand ambassadors, all the levels of branding is was there, but we all start unknown. We need to finish unforgettable. And I think that's the point that I kind of bring up to that point is that if you don't have a brand and you really plan on failing,
[00:06:13] Damon: You obviously have successes, but what are some of the biggest lessons you've learned from some of your failures? Those are the big challenges where you really start to look at yourself.
[00:06:21] JT: All my failures are people like every problem I have as a first name and last name people under promise over delivered.
[00:06:28] JT: They don't say what they're say they're going to do. So, I mean, I think that's , the most important thing. And I think that's why I'm potentially working on a book on with somebody else about all my failures and his failures, because I think you learn far better, but.
[00:06:42] Damon: What's one, what's one of the ones that hasn't been a first name and last name, one of your own, where you just didn't see around the corner and you're like, damn, I'm always first or last name.
[00:06:49] JT: They're all invested in people. And they said that they would do something as a result, you're personally responsible, or, you just trusted other people to have done the research and the check. And at the end of the day, [00:07:00] that's a big mistake. People should always treat your money more concerned than their own than they don't sort of
[00:07:05] Damon: classic.
[00:07:05] Damon: If it's meant to be, it's up to me. . So lastly, before I let you go, I'd love to hear about mega success. You've been doing this for years. For anybody who doesn't know, just describe mega success and what anybody should expect.
[00:07:19] JT: "Mega Success" is like the Superbowl World Cup of all events, attracts people from 72 countries, billionaires, A list celebrities, eager entrepreneurs from all industries.
[00:07:30] JT: We get together, we get branded, we do deals, we learn, and we build relationships. And that's really what it is. And that's why this is our 19th. So it is the best of the best. And I know you're going to be there, but that, we have amazing people like you and I'm so happy to have you. I'm so happy to know you.
[00:07:45] JT: So happy to be happy to be part of insiders because that's the relationship we have , and people should definitely seek you out because you're definitely a phenomenal guy.
[00:07:53] Damon: Appreciate it. JT. Thanks so much for being here with me, man. Take your
[00:07:56] JT: background, man. You have, you win the cool background of the day.
[00:07:59] Damon: I [00:08:00] appreciate it, bro. Take care.
