Get ready to brighten up your space, because we’re diving deep into the world of lighting design with the fabulous Carrie Arnold! We kick things off by chatting about how proper lighting can totally transform your home, and trust me, it’s not just about slapping on more of those pesky 6-inch can lights. Seriously, if you’re still using those, we might need to stage an intervention. Carrie lays down the law on how to really make your lights work for you, so you can avoid the dreaded pancake disc lights that seem to be popping up everywhere like mushrooms after a rainstorm. Then, in our second hour, Eric G takes us on a journey into the remodeling crystal ball, exploring what to expect in the latter half of 2026. Spoiler alert: prices are finally chilling out a bit, which could mean a golden opportunity for all you home improvement enthusiasts out there. So, whether you’re looking to illuminate your space or strategize your next big remodel, we’ve got you covered with tips, tricks, and a few laughs along the way. Buckle up, it’s going to be a wild ride!

Hold on tight.
Speaker A:We have a great around the house show coming up this weekend.
Speaker A:Help us out and subscribe on your favorite podcast player.
Speaker B:In the first hour of the around the house show, we sit down with Carrie Arnold and we talk lighting design and how to make your home look amazing.
Speaker B:The answer is not adding more awful 6 inch can lights.
Speaker C:If you're not trained to really look around and notice what that looks like in the room from the lighting perspective, it's hard to replicate that.
Speaker C:It's such a hard message to get across, especially in a world where people are putting these pancake disc lights in everywhere.
Speaker C:Gosh, they should be illegal.
Speaker C:People say, well, they're, they're cheap and easy to install.
Speaker C:Okay, well that's great.
Speaker C:In your high end remodel or new construction, what else are you putting in that building that's cheap and easy to install?
Speaker D:Why don't you just, if you're looking for cheap and easy install, just go buy the yellow job site lights that string around the house and just go with that.
Speaker D:I mean, why not?
Speaker D:And you can move them around where you need them.
Speaker C:That's for the man, case.
Speaker A:Yeah, right.
Speaker D:But you know, it's funny and I a couple years ago on my house that I just sold this last October, I went in and said, you know, LED strip light underneath the, the top edge of the leading edge of my stairs and I had a contemporary staircase that completely changed that great room and the lighting in there just from staircase lights.
Speaker C:Oh, it's a big deal.
Speaker D:And it took a little work because.
Speaker B: odeling in the second half of: Speaker B:And if you are planning a remodel project before the holidays, this episode is for you.
Speaker D:Prices have been falling a little bit.
Speaker D:Framing lumber has flattened a year over year dip of about 2%.
Speaker D:That ended nine straight quarters of annual increases.
Speaker D:So futures have been bouncing around and that's what people buy lumber at.
Speaker D:That's going on 600 per thousand board feet in July.
Speaker D:Far off of what it was.
Speaker D:Geez, during the pandemic, it was twice that.
Speaker D:Here's what I'm seeing though, and this is getting interesting.
Speaker D:US sawmill output is way down for two straight quarters.
Speaker D:And this is getting interesting because we're seeing some big yard shutdowns out there.
Speaker D:What's the biggest one?
Speaker D:Hardwood veneers.
Speaker D:They've almost all closed up.
Speaker D:The big companies are gone.
Speaker D:So we're really seeing that where all of a sudden most of our hardwood stuff I saw stuff on the east coast closing.
Speaker D:We closed ours out here on the west coast, so we're really seeing that hardwood go down and then even the softwood tariffs from Canada.
Speaker D:And so that is really Put all.
