1. Make sure you know what credit tradelines you have combined with your spouse or ex-spouse. Work on getting EVERYTHING separated.
2. Alimony or Child Support need to be proven with 6 months on-time receipt before you can try to qualify for a mortgage using that income.
3. If at all possible, talk to a mortgage professional BEFORE signing a separation agreement! I can help you make sure what you're agreeing to - especially regarding the marital home[s] is actually feasible.
