Speaker:

I talk about Instagram quite a bit.

2

:

I get that , and people ask me.

3

:

Very often if I suggest using Facebook.

4

:

And honestly, Facebook is still a

great place to be with your content.

5

:

It's a great place to

show up for your audience.

6

:

And there's a lot of ways that you

can use Facebook successfully with, or

7

:

without having an Instagram account.

8

:

If you don't have a Facebook and

you're not using Facebook consistently.

9

:

Then I encourage you to start because

your guest avatar is on Facebook for sure.

10

:

And it gives you a great place to

connect with your followers, but with

11

:

other local businesses, influencers.

12

:

And in Facebook groups.

13

:

So in today's episode, I'm

going to be sharing my tips

14

:

for unlocking Facebook success.

15

:

And I'm creating engagement and

touch points using Facebook.

16

:

So let's get started.

17

:

Jodi Bourne: Last night.

18

:

I was scrolling through

my Facebook memories.

19

:

I do this pretty often, probably

twice a week, just because

20

:

I like to see, especially

pictures of my kids and my dogs.

21

:

And.

22

:

And the places that

Michael and I have visited.

23

:

Recently I started seeing posts from 2008.

24

:

That is when.

25

:

I joined Facebook with this

current Facebook profile.

26

:

I had one in 2005 one of my first

bosses at an internship, taught me

27

:

into closing my Facebook page account.

28

:

So I mistakenly took that advice

and then, in late:

29

:

opened my Facebook page again.

30

:

And it's going through my memories.

31

:

At that time, you

couldn't even add photos.

32

:

Think the prompt would say.

33

:

What's on your mind today?

34

:

I started managing my first Facebook

page when I started working at the,

35

:

domestic violence shelter that I worked

at, and since then I've managed.

36

:

So many pages I can't even count anymore.

37

:

And it was super easy to get

Facebook engagement on posts.

38

:

It was just, it's such a snap.

39

:

Anything that was entertaining or.

40

:

Just a photo or a content related to

your business, if you just started a

41

:

Facebook page for your business then you

don't know, you don't remember back in

42

:

the day when you could post a photo of

your vacation rental and all of a sudden.

43

:

You had 50 comments on the photo.

44

:

That man.

45

:

I would be amazing.

46

:

But it's not that way anymore.

47

:

So getting Facebook followers

to pay attention to you, even

48

:

getting new followers difficult.

49

:

I'm sorry.

50

:

It's a bitch, but it can be done.

51

:

And Facebook is slowly making it

a little bit easier for businesses

52

:

to get in front of a new audience.

53

:

So in today's episode, I'm going

to be sharing a few tips on how you

54

:

as a business can get in front of

a new audience and start generating

55

:

a little bit more engagement

on your posts on your page.

56

:

More interest, hopefully some more shares.

57

:

And also reach what reach means is the

number of people who saw your post.

58

:

And those people don't necessarily

have to be following you.

59

:

And they're still seeing your

content and that's great because

60

:

they're aware of who you are

61

:

And that leads me to another

point about followers.

62

:

Yes, it's great to have a ton of followers

on your Facebook or any social media.

63

:

However, once again, I'm going to stress.

64

:

It's not just the followers that you have,

but the relationship you have with them.

65

:

Are you interacting with them?

66

:

Are you answering your

messages and your DMS?

67

:

Are you going back and forth

in comments and helping them?

68

:

Make a connection between their comment

in your business and how you can help.

69

:

And you can do that even

off of your own page.

70

:

You can do that on other

people's pages and in groups.

71

:

And that's what I'm going

to go over with you today.

72

:

Is how to use it.

73

:

Other people's pages.

74

:

Other people's groups to grow yours.

75

:

Another thing, another

great bonus for you.

76

:

Is as a tourism business, a destination

focused business and experienced business.

77

:

Then you have a lot of content

that people are very interested in

78

:

going back to what I said earlier.

79

:

You have content that people want to see?

80

:

Beautiful photos of your destination,

mountain views, beautiful beaches.

81

:

Videos as well, videos are

hot on Facebook, just like

82

:

they're hot everywhere else.

83

:

So I encourage you to

learn video strategy.

84

:

But you have the content that

people want to see, and that is.

85

:

Definitely a bonus for you.

86

:

If you understand how to create,

how to put together a content

87

:

strategy, if you understand how to

write and create better content.

88

:

How do you get started?

89

:

The first thing I want you to do.

90

:

Is optimize your Facebook business page.

91

:

So your Facebook business page

is not your personal profile.

92

:

It's your business page.

93

:

If you don't have one, you

have to create one now.

94

:

You want your business page to be

your business name, also, if you can,

95

:

you need to include the location.

96

:

Blue sky, vacation rentals, Myrtle beach.

97

:

You want that in your name?

98

:

If at all possible.

99

:

Now, if you created your page a long time

ago, Facebook sometimes makes it harder.

100

:

You can try to change your name.

101

:

But sometimes they don't let you do that.

102

:

If you don't have very many

followers, on your current Facebook

103

:

page, you can create a new page

with your business name location.

104

:

And then you can connect

the two pages together.

105

:

Reach out to me.

106

:

If you need more tips on that,

I have a video somewhere.

107

:

The next thing you want to do with your

Facebook page is you want to make it

108

:

so that when people go to your Facebook

page, That they immediately realize that

109

:

you're a business they want to follow.

110

:

So you have to optimize your page for

followers and interest the first thing you

111

:

do is you need a really nice cover photo.

112

:

You need something that stands out.

113

:

You want it to showcase

your beautiful property.

114

:

These are your wild shots,

your Airbnb cover shots.

115

:

You want those to be in

your Facebook page cover.

116

:

You can use Canva to

create kind of a collage.

117

:

If you want, you can just use one photo.

118

:

Facebook used to let you

do like a slide show.

119

:

They stopped doing that.

120

:

But you can create something beautiful.

121

:

You also want that Facebook page cover

photo to be seasonally optimized.

122

:

So I would suggest changing

it out every season.

123

:

Be sure that your cover photo

represents your destination.

124

:

If you create a collage, you

want to include some of those

125

:

destination photos you have to

create a really short and sweet bio.

126

:

I think that they give you or in

Facebook, they call it an about section.

127

:

I think they give you

about 150 characters.

128

:

You want to be short and sweet

and to the point of what you do.

129

:

Who you are.

130

:

You do want people to be able to look at

that page and know exactly what you do.

131

:

Another reason that's important is

because when they hover over your

132

:

name, a little pop-up comes up and

that pop-up shows your about info.

133

:

The next thing you want to do is make sure

that button underneath your cover photo.

134

:

Leads to something.

135

:

And is it call to action?

136

:

You want it to say, learn more?

137

:

Message us contact us.

138

:

You definitely want that set up.

139

:

You also want to set up your messenger.

140

:

I'm not going to go into that, but you

definitely need to understand how to

141

:

set up your messenger then, what you're

going to do is you're going to add photo

142

:

albums, not just individual photos,

but you're going to add photo albums.

143

:

Of your properties.

144

:

If you have a ton of properties,

start out with just one, two or

145

:

three, and then in side of the

photo album, As you're creating it.

146

:

You're going to give a caption.

147

:

Now these are your best photos.

148

:

This isn't where you're going to

share all your bathroom shots.

149

:

This is, the great view, the beautiful

dining area, the fireplace, the

150

:

fire pit outside, whatever your wild

shots, and you want to describe them.

151

:

And you want to add a location

tag to each of those photos.

152

:

Once you have a photo album, you want to

share that photo album to your newsfeed.

153

:

So you're going to do that.

154

:

If you have multiple properties, do two

at a time, once a week for several weeks,

155

:

then you want to go back through your

content, any content that you have that.

156

:

Received a lot of engagement.

157

:

If you don't have that kind of content.

158

:

You can start creating that

content today, start sharing.

159

:

First of all, start

sharing photos of reviews.

160

:

That's a great way to start building

content on your Facebook page so

161

:

that when people come back to you,

they're going to see that top con

162

:

they're going to see that content.

163

:

You also want to create content.

164

:

Relevant to your destination.

165

:

Perhaps you have a blog that

you've written, or you can create

166

:

a mini post with several images.

167

:

There's lots of content that you can

create that will get more engagement.

168

:

What would you want to see on a

Facebook page about your destination

169

:

and about your business that

would make people interested?

170

:

You also want to understand

the Facebook algorithm.

171

:

It really wants to see photos

really wants to see videos.

172

:

It really wants to see like

the big post with the colored

173

:

backgrounds, which you can do.

174

:

And wants to see that kind of content.

175

:

What it doesn't want to see is

a link to back to your website.

176

:

That will kill your Facebook.

177

:

So you don't want to just create

a bunch of links big mistake.

178

:

I see all the time is just Facebook

pages, full of links, back to

179

:

search for a vacation rental.

180

:

Now that doesn't mean you

shouldn't have calls to action.

181

:

You definitely need calls

to action on your posts.

182

:

You want those calls to action to be

check out our, learn more button to find

183

:

out more about our vacation rentals.

184

:

Or send us a DM to find out

more about this property.

185

:

You want them to be gentle calls to

action, and yes, you do want to do a

186

:

major call to action every couple of

weeks, but you want to remember people

187

:

want information, they want resources.

188

:

They want to see fun, beautiful things.

189

:

They don't want to be reminded to just

go back and book your rental because.

190

:

They've built a relationship with

you you've built a relationship

191

:

with them you've provided great

information they're going to remember

192

:

you because you've created the touch

points needed for them to remember

193

:

you when they are ready to book

194

:

then you want to take your best

posts and you want to pin them to

195

:

the top of your Facebook P feed.

196

:

You can pin stories and you can pin reels

and you can pin posts so that when people

197

:

come to your page, not only do they see

these photo albums pins, but they can see

198

:

other content such as reviews, et cetera.

199

:

Oh, and by the way, you

can make a Facebook album.

200

:

Just have review screenshots.

201

:

I definitely encourage

you to do that as well.

202

:

Okay now.

203

:

That you have an optimized Facebook page.

204

:

The next thing you want to do is as

your page go out and like other pages.

205

:

Follow other pages that are relevant to

your destination and to your business.

206

:

So if you're in Myrtle beach, Then

you want to go out and you want to do

207

:

a search for Myrtle beach, Facebook

pages, and you want to follow Facebook

208

:

pages relevant to your target audience.

209

:

So you might want to follow pages such

as the local golf courses or, the Myrtle

210

:

beach boardwalk you definitely want to

follow other vacation rental businesses.

211

:

You want to follow those, especially

the big property management companies

212

:

once you have made a list of those

pages that you're going to follow.

213

:

Oh.

214

:

And then when you're following,

when you're looking through this.

215

:

Keep up with the list.

216

:

as you're making your list, note,

which ones, because just as you

217

:

hover over their name, you can see

how many posts they've had recently.

218

:

How many followers they have.

219

:

Want to follow the ones who are posting

frequently and who have followers.

220

:

So you can even click over to their

page if they're only posting once a

221

:

month and they only have two people

liking it, don't worry about them.

222

:

You don't want to clutter up

your newsfeed with that content.

223

:

You want to follow?

224

:

For example, I saw saw one that I

think it was a vacation rental company.

225

:

They posted two days ago.

226

:

They had 23 comments on their post

so you definitely want to follow.

227

:

The content that is getting

likes, shares, and comments.

228

:

You also want to be sure and

follow businesses and influencers.

229

:

So local businesses, the people.

230

:

That you want to network with in your

area, the local restaurants, all these

231

:

local businesses that you can support

with your business, because you definitely

232

:

want to show your support by liking

their content, sharing their content,

233

:

commenting on their content with.

234

:

If a local restaurant posts their menu

for the week, comment on how much you

235

:

love their Wednesday special, or that

you recommend this place for lunch

236

:

for all of your guests that local

business is going to see your business.

237

:

Liking, sharing and commenting, and

they will reciprocate in return.

238

:

So that's growing your network,

239

:

now you also want to follow any

relevant groups, Facebook groups,

240

:

relevant to your target audience.

241

:

Relevant to your destination

relevant to the experience.

242

:

So what do I mean by that?

243

:

Your target audience is full of families.

244

:

Then you can join a Facebook

group as your business.

245

:

That is.

246

:

Travel for families with toddlers.

247

:

There's a ton of travel focused,

Facebook groups, beach lovers.

248

:

Pet friendly beach lovers.

249

:

There's so many different groups.

250

:

So make a list of what is

relevant to your target audience

251

:

and where they're hanging out.

252

:

You can also join community groups.

253

:

You can join tourism groups.

254

:

I know a ton of hosts on Facebook

and the only groups they are a

255

:

member of are the vacation rental.

256

:

Related groups.

257

:

Okay.

258

:

That's great.

259

:

But the only people that are going to

those groups are people looking for

260

:

a vacation rental or other owners.

261

:

So those groups that's full

of competition for you.

262

:

But you may be the only vacation rental

company who is in the group as of.

263

:

Beachcombers of the outer banks.

264

:

I don't know if that's a

real group, but it might be.

265

:

So find those niche groups that

really relate to your target audience.

266

:

If you find a group that is related

to your target audience related

267

:

to your destination, that you can

not join as your business page.

268

:

I highly recommend that you

go back and join that page.

269

:

Join that group as your personal profile.

270

:

There's definitely some ways you

need some strategies for optimizing

271

:

your personal profile so that people

understand what your business is about.

272

:

I'm not going through that, but

definitely you want to join and

273

:

comment and interact in those

groups with your personal profile.

274

:

If you can't do it with your business.

275

:

The next step is to go to your Facebook.

276

:

Newsfeed your business

newsfeed every single day.

277

:

If you can't do it every

day, do it every other day.

278

:

But I guarantee you, you have 20

minutes in your day, every day.

279

:

Where you can go through your business

page newsfeed and you can interact.

280

:

You can answer questions in groups you

can, and you can comment on a business

281

:

page post about a local event coming up.

282

:

You can.

283

:

Answer a question on a Facebook page.

284

:

. So that local business is going

to see you answering the question.

285

:

And the person that asked the question

is going to get a notification that

286

:

you answered the question, and they're

going to see your name and they're

287

:

going to see your page and they're

going to see what you're about.

288

:

And they're going to decide

if they want to follow you.

289

:

So now obviously you see

why having a page optimized.

290

:

With great content is so

important to this strategy.

291

:

Because you're going to be interacting

with people in Facebook groups.

292

:

You're going to be interacting

with people on Facebook pages.

293

:

They're going to click, they're

going to see your business name.

294

:

They're going to see your

personal profile name.

295

:

If you're using your profile in groups.

296

:

And they're going to look at who you are,

because you've just answered a question.

297

:

You've just helped them.

298

:

You've just shared a post of content.

299

:

I worked with a, an owner last year.

300

:

And she was in the mountains and people

were asking questions all the time

301

:

about the weather and the snow, so

she started posting the weather report

302

:

and the snow forecast every day in a

various groups for her destination.

303

:

She got a ton of followers

coming back to her page.

304

:

That's how it works.

305

:

Just simple content that you can share.

306

:

Then you have it on your page, you pin

it to your newsfeed, you share it , in

307

:

groups, you share it in, with your

personal profile, you share it with

308

:

your own personal friends, fairly often,

especially fun content, destination,

309

:

content, tourism focused content.

310

:

You want to share information

and photos and videos.

311

:

All of that content is important too.

312

:

Building the touch points with the

people who have decided to follow you.

313

:

That is how Facebook marketing works.

314

:

You want to create content that

gets noticed, gets attention.

315

:

So what kind of content

should you be sharing?

316

:

On Facebook and also social media.

317

:

That is just one of the

focuses of my new upcoming group

318

:

coaching starting in October.

319

:

You can join the wait list for the savvy

host marketing group coaching program.

and lets me know about something

342

:

that I taught them that they started

using or something new that worked or

it can be such a game changer.
