Actually, my architect, I share an office with similar thing

I mean, I don't wanna be the doom and gloom here, but I, I reckon just everyone

sort of steal yourself with this kind of stuff when you're, when you're,

when you're chatting with clients now,

Speaker:

I mean, I don't know if I should say this, but this particular client

listens to the podcast and I'm sure he won't mind me talking about this.

Um, real disappointed because I actually was really excited about doing

the project, but, um, it's a thing.

Speaker:

Um, it's obviously unfortunate for, for them that this has happened,

but he seems reasonably, uh, buoyant about the whole scenario and, uh,

Speaker:

doesn't seem too bothered by it.

Speaker:

Uh, and he actually said he's quite excited about, um, just

Speaker:

getting stuck in and doing the Reno himself, so that's pretty cool.

Speaker:

Um, Aaron's involved in that one, so I, whatever up, whatever

Speaker:

they end up coming with is gonna be an awesome, awesome thing.

Speaker:

Um,

it feels like things are taking a lot longer to get to site.

Speaker:

Yeah, and I mean, same.

Speaker:

I know a lot of people kind.

Speaker:

Oh, maybe not a lot of people do, but I think people are used to paying

Speaker:

for pre-construction these days.

Speaker:

But what I kind of wanna shine a light on is it doesn't come anywhere

Speaker:

near to cover the costs that we are investing in pre-construction.

Speaker:

Like I'm talking 30, $40,000 worth of energy goes in to get a project to site.

Speaker:

Oh, as much as I'd love to charge that, we don't charge that.

Speaker:

And I'd say probably the estimation phase is covered pretty well.

Speaker:

The precon, the pre pricing.

Speaker:

Yep.

Speaker:

Quick build.

Speaker:

Parts covered.

Speaker:

It's the part that is outside that scope of works.

Speaker:

Yeah.

Speaker:

Which we can't charge for.

Speaker:

It's a value management.

Speaker:

It's the multiple drafts of, um, contract and changes and then it's the building or

Speaker:

cancel or anything we need to be involved.

Speaker:

And we just, uh, yeah, it's, and then on, and then it's like, is the project going?

Speaker:

You get a bit nervous.

Speaker:

I've got two that we exactly the same.

Speaker:

It's, I thought we'd be on site.

Speaker:

At latest, I always like to my team 2nd of March.

Speaker:

Yeah, we're still not on site recording today and they should

Speaker:

be, so they, I pretty much getting the contracts okay today.

Speaker:

But yeah,

Speaker:

it's, um, and, and look on it for me, it's been something that's kind of,

Speaker:

I feel a bit beaten up at the moment.

Speaker:

Yeah.

Speaker:

Uh, luckily I'm heading away for the weekend today, so I'm really

Speaker:

excited about, um, you know, just recharging with the family and

Speaker:

having a bit of a sleep in, but.

Speaker:

Uh, you know, this whole podcast was, we started it to talk

about our lives as builders.

Speaker:

Yeah.

And I think this is one of the things that I wanna bring up,

that it is challenging out there.

Speaker:

And if you are also feeling like this, you're not alone.

This kind of feels a bit normal at the moment.

Speaker:

I think we just need to adapt to this, to this new environment.

Speaker:

I think, yeah, I think the next 12 months are probably gonna

Speaker:

be the hardest for builders.

Speaker:

I reckon.

I reckon sit in, I reckon it's gonna be 24 months.

Yeah.

Speaker:

I think if you survive the next 24 months, good job.

That won't be operating.

You know what?

Let, I mean, let's hope that that doesn't happen.

But, but just, just strap in, stay resilient.

Stay talking, stay fit, stay healthy.

Look after yourself.

'cause I feel like the next little bit is gonna be challenging

and it's not that building prices are going up or it's just, there's so much

Speaker:

legislation, insurance changes that it is just gonna be border lining possible

Speaker:

to not operate, but your as, as Dave said, we had him on a few weeks ago.

Speaker:

Uh.

Speaker:

He talked about that you've got a certain amount and you can

Speaker:

only do that amount per year.

Speaker:

So you might see builders not being able to build as much as they used to.

Speaker:

'cause their limits are capped due to their insurance and um, they sit

Speaker:

around twiddling their thumbs and staff get laid off 'cause they're waiting.

Speaker:

So I think we're gonna see this whole shift We.

Speaker:

And I think long term for the good,

Speaker:

I think it will be long term for the good, but I also just wanna put

Speaker:

some confidence around the things that you are saying now, Matt.

Speaker:

Yeah.

Speaker:

The good builders.

Speaker:

I think we fine.

Speaker:

I don't, I don't think this is gonna affect us the good builders.

Speaker:

No,

it's not.

Speaker:

And, and I'm, and I'm putting us in the good builder category.

Speaker:

Yeah.

Speaker:

I think it's the, unfortunately, well fortunately it's the builders not

Speaker:

running their, their businesses well I think are gonna get caught out.

Speaker:

But I think the unfortunate.

Speaker:

Side of the new changes are that there's gonna be a lot of young, new builders.

Speaker:

They're not gonna be able to get a foothold in the industry.

Speaker:

Yeah.

Speaker:

Which is a challenge.

Speaker:

Yeah.

Speaker:

Which is a shame.

Speaker:

Yeah.

Speaker:

I think that's, I you a hundred percent agree.

Speaker:

Try to start a construction company.

Speaker:

That would be borderline impossible.

Speaker:

Unless you've got amazing funding behind you.

Speaker:

I don't, it's borderline impossible, but I think you gotta have a thick skin.

Speaker:

Yeah.

Speaker:

Um, look.

Speaker:

I see why they do it.

Speaker:

We've gotta get confidence back into the industry to some point.

Speaker:

Um, it's an easy way to do it and people feel more secure if they've got money

Speaker:

behind them or the, it's sounds like from a accounting perspective, it sounds good.

Speaker:

We all know accountants can quickly.

Speaker:

Move and change numbers and make it look pretty.

Speaker:

We all know that and understand

Speaker:

I'm

Speaker:

gonna,

Speaker:

I'm not gonna agree or disagree with

Speaker:

that business, that that's how it can be done.

Speaker:

Um, but the reality is it's gonna, I would say those competitive tender

Speaker:

builders who are trying to scrape every dollar and cut their margin, they're

Speaker:

gonna get quickly, quickly found out, and that will just not be a thing.

Speaker:

Yep.

Speaker:

I think that's gone.

Speaker:

Um, because you need to show profit and you need to show ongoing profit or the.

Speaker:

BPC, just we will remove your license.

Speaker:

So, you know, and builders now like, you know, look at some of the, those

Speaker:

platforms out there, like Future Builder, like where they're training you to

Speaker:

actually understand your numbers well.

Speaker:

Like you need to have a profitable business.

Speaker:

And I'm gonna talk to the architects listening.

Speaker:

It's not up to you to decide what someone's markup is.

Speaker:

Yeah.

Speaker:

Because the builder should understand where their numbers are and understand

Speaker:

what they should be charging.

Speaker:

So if they come to you and they're marking up 20%, 25, 30%, they, you know,

Speaker:

by all means, ask them how they got to that number, but don't say that it needs

Speaker:

to be 10 or 15%.

Speaker:

And it's a great thing because look, we can spin this a million different ways.

Speaker:

I could run at a 25% mark up margin, whatever we wanna call it.

Speaker:

And again, a whole different conversation.

Speaker:

But if we say 25%, that's.

Speaker:

That's, we might not be hiding costs and might being transparent,

Speaker:

or I could run it 10% and hide my cost for the whole build cost.

Speaker:

So the margin margin looks pretty.

Speaker:

Yeah.

Speaker:

But I also have 300 K of overheads hidden within the project.

Speaker:

So

Speaker:

I guess

Speaker:

we're all the same number at the end of the day.

Speaker:

Yeah.

Speaker:

That's the thing.

Speaker:

And I think the num that the, don't focus so much on that and, and, and.

Speaker:

I would be asking your builder how they got to the number

Speaker:

rather than question the number.

Speaker:

Yeah, I think that's the biggest thing.

Speaker:

If you can get confidence around that, they're gonna be

Speaker:

there at their end of the job.

Speaker:

'cause at the end of the day, you want your project built.

Speaker:

The homeowners want the project built and the builder wants

Speaker:

to go in there and make money.

Speaker:

And if we're not showing profit, we literally won't be able to build.

Speaker:

So Exactly I I would see potentially there might be a slight increase

Speaker:

coming up because builders are gonna have to increase.

Speaker:

Potentially a percentage.

Speaker:

I don't wanna

Speaker:

say that,

Speaker:

but No, but like, don't wanna say that, but if they, if they, if they, it,

Speaker:

it, it might not be us, but if some builder's been running at a tighter

Speaker:

margin to get the project across the line's, they, they've got no choice but

Speaker:

to increase their margins because, or they've gotta really cut cost, which

Speaker:

they're probably already doing like crazy to get the project across the line.

Speaker:

It's the reality of it.

Speaker:

So it's not, you're, you're potentially gonna see some changes there.

Speaker:

Uh, and that's, that will play itself out.

Speaker:

That's going through Parliament right now, Biden now, it could be.

Speaker:

Enacted, uh, but in Victoria, definitely, definitely, definitely

Speaker:

expect some changes in Yeah.

Speaker:

Around that.

Speaker:

Uh, I, the other question that I would love to have a conversation

Speaker:

with someone about is, uh, insurance as of July becomes consumer first.

Speaker:

We have retention.

Speaker:

Do we need both?

Speaker:

No, we don't need any of it.

Speaker:

Yeah, I, I know, but like, it's gonna be interesting to see if architects are still

Speaker:

gonna require Oh, or want, want retention.

Speaker:

I get, I get what?

Speaker:

Because now the insurance is consumer first.

Speaker:

I get what you're saying.

Speaker:

The retention is a dot on the map compared to

Speaker:

Yeah, so you're, you're talking about two different things there.

Speaker:

So you're talking about new changes in insurance, which are consumer

Speaker:

first, and then you're talking about retention, which in my mind.

Speaker:

Is there, and we're talking primarily an abit contract here.

Speaker:

Retention is there so the builder doesn't run away for liability for for defects.

Speaker:

Now trust me as a builder, we are fucking on the hook for liability.

Speaker:

Yeah.

Speaker:

More than

Speaker:

ever.

Speaker:

You don't need that damn retention.

Speaker:

So if you wanna wave a retention in front of me personally,

Speaker:

I'm not gonna not entertain.

Speaker:

I'm sorry.

We'll

be double like we can't double dip on our margin.

Speaker:

And it's like everyone double dipping on retention.

Speaker:

That's how I look at it.

Speaker:

Yeah.

Well, someone's gonna increase their price by five, 2.5%.

Well, that's, yeah.

Well you have to, that's, that's probably good con quick conversation is if when a

Speaker:

builder has retention, our price goes up because we've got a. We're not the bank.

Speaker:

Yeah.

Speaker:

And we've gotta, most likely, unless you've got cash, which no builder

Speaker:

has cash, just laying around that you've gotta go take out some

Speaker:

form of overdraft and you've gotta offset that percentage against the

Speaker:

contract so you're not losing money.

Speaker:

And that that becomes a overhead cost that again.

Speaker:

We talk about at the start of the margin market.

Speaker:

Well it becomes a cogs.

Speaker:

Yeah.

Speaker:

It becomes quite a cost of goods sold.

Speaker:

So, you know, it's a line item in there thing.

Speaker:

Now I wanna just qui quickly Yeah.

Speaker:

Sort of sidestep away from this for a second.

Speaker:

'cause there's a couple of things you wanna talk about.

Speaker:
